MANAGEMENT RESPONSIBILITIES
 | | Provide, supervise, train, pay, fire and hire administrative, maintenance, security, cleaning and gardening |
| | personnel and deal with all issues corresponding to these, including Insurance and Social Security issues.
|
 | | Work and coordinate jointly with the designated board or committee.
|
 | | Provide written management reports.
|
 | | Assure regular communications between the Board of Directors and the Assembly of Owners.
|
 | | Meet with the elected board of directors to discuss and resolve legal issues or disputes between |
| | neighbors.
|
 | | Identify potential association problems and recommend corrective action to the board.
|
 | | Guide and assist the board in the performance of its responsibilities.
|
FINANCIAL RESPONSIBILITIES
 | | Prepare and propose a budgets for the association.
|
 | | Administer the associations’ financial records and budget.
|
 | | Assure assessments, fines, fees, and other receivables are collected in a timely manner.
|
 | | Provide board and owners with monthly and annual financial.
|
 | | Assure checking, savings, and other accounts are set up, maintained, and reconciled on a regular basis.
|
 | | Make association disbursements in accordance with approved budgets.
|
 | | Ensure association investments are made in a timely.
|
MAINTENANCE RESPONSIBILITIES
 | | Administer the daily affairs and oversee the maintenance of property and facilities.
|
 | | Oversee the proper operation of any other infrastructure considered common area.
|
 | | Develop, implement and monitor maintenance and preventive maintenance programs.
|
 | | Keep inventories of all maintenance and cleaning supplies, materials and tools.
|
CONTRACT ADMINISTRATION
 | | Locate and screen reliable and qualified subcontractors.
|
 | | Acquire Bids and negotiate.
|
 | | Recommend appropriate contract action to the board.
|
 | | Supervise all routine association contracts through satisfactory completion.
|
 | | Administer and supervise all routine contracts.
|
RISK MANAGEMENT
 | | Assist the board reviewing insurance requirements.
|
 | | Provide quarterly risk management reviews and report to the association.
|
 | | Administer insurance claims.
|
 | | Keep the board informed of all accidents, fires and claims against the association |
